Buying or selling in Boise, without the guesswork

I am Marisol Vega, a licensed agent working Boise and the Treasure Valley. Most of my clients are moving within twenty minutes of where they already live, and the difference between a good and a bad move usually comes down to the street, not the city.

Everything I know about pricing, timing and the neighborhoods I work is on this site before you call me.

How I work

Four things clients say made the difference, put here so you know what you are getting before we speak.

You get me, not a call center

The person who answers your first message is the person who shows you houses, writes your offer and sits at your closing table.

Everything in writing, early

How I am paid, what I do and what it costs are set out in a written agreement before we tour anything. Compensation is negotiable and it is spelled out, not assumed.

A price backed by comparable sales

Every price I recommend comes with the recent nearby sales it is built from, so you can disagree with the reasoning rather than with a number.

Straight answers about condition

If a roof is at the end of its life or the crawl space smells wrong, you hear it in the driveway, not after the inspection report.

What I do

For buyers

Search, tours, offer strategy, inspections and the run to closing — including the parts of a contract most people sign without reading.

For sellers

Pricing from comparable sales, a written preparation plan, photography and marketing, showing management and negotiation.

Relocation and out-of-area moves

Video tours, neighborhood briefings and a realistic account of commute times for people who cannot fly in every weekend.

Downsizing and estate sales

Longer timelines, coordination with family and attorneys, and referrals for clearing a house before it goes on the market.

A short introduction

I have lived in Boise long enough to have watched three of these neighborhoods change character, and I sell in all of them rather than specializing in whichever one is fashionable.

Before real estate I managed maintenance for a small apartment portfolio, which is why I look at mechanical systems and drainage before I look at countertops. It has saved more than one client from a house that showed beautifully.

What people ask first

What does it cost to work with you?

Compensation is negotiable and is agreed in writing before we start, both for buyers and for sellers. You will see the figure and what it covers before you sign anything.

Do I need to be pre-approved before we look?

For anything you intend to finance, yes. A pre-approval letter decides which offers get taken seriously, and it takes a lender a few days rather than a few weeks.

How long does a sale take?

From accepted offer to closing, most financed purchases run four to six weeks in this market. Preparation before listing is what varies, and that is planned with you.

Will you tell me not to buy a house?

Yes, and I have. A commission is not worth the phone call you make to me eighteen months later about a foundation.

Thinking about a move this year?

Tell me where you are now, where you are trying to get to and roughly when. You will get an honest answer about timing and price, whether or not you are ready to list.
