Per-country fine band
Uses the range written in each country's own rule - Italy's CIN decree, France's Le Meur law, Portugal's AL decree, Greece's registry penalty - instead of one EU-wide guess.
Delisting revenue loss
Prices the nights you lose while the listing sits removed for a missing registration number, from your own rate and occupancy.
Income-linked ceiling for Greece
Greece sets the penalty at 50% of a year's gross receipts with a EUR 5,000 floor, so the ceiling is recomputed from your rate and occupancy.
Portfolio total and per-unit figure
Multiplies the band by the number of units and shows the per-unit number an accountant or co-owner asks for.
Renewal date watch
Counts the days to your next re-declaration or platform re-verification; the full version sets 30/14/1-day reminders.
Result as a .csv row
The full version writes the inputs and the priced result to a .csv row you keep with the property file.

Questions people ask

What does this extension actually do?

You pick the country a unit is in, how many units you let out, whether the registration number exists and shows in the listing, your nightly rate and occupancy. It returns the statutory fine floor and ceiling for that country, the revenue you lose while the listing is delisted, the portfolio total and the per-unit figure.

Who is it for?

Hosts and small property managers letting furnished short-stay units in Italy, France, Spain, Portugal or Greece, especially owners of two to ten units who run the portfolio themselves. It is also used by bookkeepers who have to tell an owner what an unregistered listing is worth in fines before the next audit.

Why will a free chatbot not do this?

Registration duties changed in 2025 and 2026 and a chatbot answers from older pages, usually quoting one country's number as if it were the EU rule. It also will not do the arithmetic: fine bands are per structure, so the figure depends on your unit count, your rate and how long the listing stays removed.

What is free and what costs money?

Every calculation is free, with no key, no limit and no watermark: all five countries, every field and every output on screen. The full version at twenty-nine dollars adds two things on a different axis, keeping the answer and repeating it: a .csv row of the run, and 30/14/1-day reminders before your renewal date.

What would it cost to get this answer elsewhere?

A hospitality compliance lawyer in the EU bills about 150 to 300 euro an hour, and auditing a small portfolio's registration status across two countries is rarely under an hour. Platform help pages are free but only tell you to add a number; they never price what the missing one costs you.
