For agents who shoot listings on an iPhone or Android phone: 22 presets, one per light a listing shoot meets. Tungsten rooms, mixed window light, LED bathrooms, overcast fronts, twilight, plus 1 black-and-white.

Your listing photo never leaves this page: the preset is applied in your browser, nothing is uploaded.
A preset moves every pixel by the same rule and does not know which light the room was in. A white wall under warm bulbs comes out of the phone at #E6BE8C. Tungsten Room Neutral pulls it back toward white; a warm look on the same wall pushes it further orange. That is why this pack has one preset per light, not one look for the whole house.
A preset sets exposure, contrast, saturation, white balance and per-channel tone curves. It does not straighten verticals, blend bracketed shots, replace skies or remove objects.
Lightroom Classic: Develop › Presets panel › + › Import Presets. Lightroom 7.3 and later use .xmp (earlier versions used .lrtemplate). Presets imported on desktop sync to Lightroom mobile under the same Adobe ID. Menu names differ by version and UI language.
The 22 .xmp presets that import into Lightroom mobile and Lightroom Classic and apply at full resolution to every photo of every listing, pasted across a whole shoot at once, plus the same 22 looks as .cube LUTs for listing videos. US$44 once, not a subscription.

US$600.00 a year: that is what real estate agents who shoot 25 phone photos per listing and 12 listings a year pay for BoxBrownie Image Enhancement alone, at its published US$2.00 per image. The other route is to fix the colour yourself in Lightroom mobile, one light at a time.
Here is what goes wrong first. A white wall under warm bulbs comes out of the phone at #E6BE8C. Apply Tungsten Room Neutral and the same wall lands at #F0DCBD, much closer to the white the buyer sees in person. Apply a warm golden-hour look to that wall instead and it goes to #FFC178, more orange than before. Same photo, same wall, opposite results.
A preset does not know which light a room was in. It moves every pixel by the same rule. That is why a single filter for the whole house fails: the living room under bulbs needs the cast pulled out, the bathroom under cool LED strips needs it pushed the other way, and the front of the house on a grey day needs contrast and saturation added back.
So this pack is built around the light a listing shoot meets, not around moods. There are 22 Lightroom presets. Eleven are for interiors: Tungsten Room Neutral, Mixed Window Light, Dark Room Brighten, White Kitchen Clean, Bathroom LED Neutral, Fluorescent Green Fix, Bright Airy Interior, Warm Living Room, Wood Floor Rich, Basement Low Light and Bedroom Soft Neutral. Eight are for exteriors: Overcast Exterior Lift, Bright Sun Exterior, Blue Sky Pop, Golden Hour Facade, Twilight Exterior, Lawn Green Boost, Snowy Exterior Clean and Pool Water Blue. Then Luxury Deep Contrast, Rental Clean Neutral and one black-and-white, Mono Architectural.
Every preset sets exposure, contrast, saturation and white balance. Twenty of the 22 also carry per-channel tone curves, so the look survives in Lightroom mobile instead of flattening into a simple slider move. The same 22 looks come as .cube LUTs for listing videos in Premiere, DaVinci Resolve or Final Cut.
Installing on the phone takes a minute. Unzip the download first, because Lightroom cannot import a .zip. Open a photo, tap Presets, choose Yours, open the options menu and tap Import Presets, then select the 22 .xmp files. Menu names differ by version and UI language.
On a real listing the workflow is short. Sort the shoot by light, not by room order: all the bulb-lit rooms, all the window rooms, the bathrooms, the exteriors. Apply the matching preset to the first photo of each group, then copy its settings and paste them to the rest of that group.
One honest limit. A preset is colour and light. It does not straighten verticals, blend bracketed exposures, replace a grey sky or remove a bin from the driveway. For those, a service like BoxBrownie still has a price list: Day to Dusk is US$5 per image.
You can test every preset before paying. The free page takes one of your own listing photos, shows it next to the original with any of the 22 presets, and lets you save the preview as a PNG. Your photo never leaves the page. The full pack is $44 once, not a subscription.
They are 22 Lightroom presets (.xmp) for listing photos shot on a phone, one per light: tungsten rooms, mixed window light, LED bathrooms, fluorescent garages, overcast fronts, twilight and more. Each sets exposure, contrast, saturation, white balance and, for 20 of them, per-channel tone curves. The same 22 looks come as .cube LUTs for listing videos.
Real estate agents and property managers who shoot their own listing photos on an iPhone or Android phone and edit in Lightroom mobile or Lightroom Classic. One listing moves from rooms under warm bulbs to LED bathrooms to an overcast front, so one filter for the whole house turns walls orange in one room and blue in the next.
Built-in phone filters are made for people and food, not for white walls under tungsten bulbs, and they stay in the camera app. These are .xmp presets that Lightroom mobile imports, so you can paste one look across every photo shot in the same light. A white wall at #E6BE8C becomes #F0DCBD with Tungsten Room Neutral.
On the free page you load one of your own listing photos, switch through all 22 presets next to the original, and save the preview as a PNG. Your photo is processed in your browser and never uploaded. The full pack is one payment of $44 for the .xmp and .cube files, not a subscription.
BoxBrownie charges US$2.00 per image for Image Enhancement (boxbrownie.com, checked 2026-10-12). At 25 photos per listing that is US$50.00 a listing, and at 12 listings a year US$600.00. A preset is not a full retouch: it does not straighten verticals, blend bracketed shots or replace skies.
Unzip the download first, because Lightroom cannot import a .zip. Open a photo, tap Presets, choose Yours, open the options menu and tap Import Presets, then pick the 22 .xmp files. In Lightroom Classic use Develop, Presets panel, +, Import Presets. Menu names differ by version and UI language.
